A multifamily complex and a commercial building are seeking approval in Miami Beach.

The city’s Design Review Board will consider the development applications at its Nov. 3 meeting.

In the larger project, Euroamerican Group wants to tear down four 3-story buildings at 31 Venetian Way and replace them with a 5-story multifamily building. That would increase the property from 107,676 square feet with 120 units and 112 parking spaces to 188,129 square feet with 171 units and 299 parking spaces. The new 4-story parking structure would have a roof garden. A pool deck would extend to the sea wall.

The 3.5 acre-site along the water near the Venetian Causeway last sold for $5 million in 1980. The original buildings were built in 1939.

 

Euroamerican Group, managed by Angel E. Torres and Gonzalo Munoz in Miami Beach, hired DFS - Deforma Studio to design its project, called the Belle Isla Apartments.

The city staff report on the project stated that there were concerns that its scale was out of character for Belle Island and that it would block the bay views for some neighbors. The staff recommendation is to deny the application, but allow it to be revised.
